We represent you, the buyer. We act as your representative and liaison consultant here in the Caribbean; giving you a one stop point of contact at all times.
After discussing a full brief with you, we undertake to fulfil as many of your personal preferences as possible, taking into account everything from your ideal vision to location of schools and transport, etc.
Acting on your behalf, we liaise with as many real estate agents as possible in an objective and impartial manner, keeping your best interests at the core of the process.
We endeavour to secure your privacy until the last possible moment keeping confidentiality our prime concern. Reports and searching on this basis is especially important for those wishing to keep a low-profile.
A highly valued and sometimes very necessary part of our service is our engagement in orientation tours of your chosen island. This entails collection from the airport and a familiarisation tour of the many different aspects of the country, showing the variety of choice in geographical location and property prices which reflect that.
Property viewing appointments can be made and incorporated in the day’s tour if adequate research and time has been achieved before hand.
This service can be engaged on a non-commitment basis and is an ideal taster to help you assess the islands and areas you would prefer to concentrate on before buying your property in the Caribbean.
We can also be commissioned to provide in-depth reports on the location, buying process and properties available in your chosen area, covering everything from local government policies to schooling, transport links, property and land availability, etc. Tax and legal advice can also be professionally sourced on your behalf at the prevailing rate.
Total engineering, operational and structural due diligence, including general survey reports are also offered, with particular emphasis on feasibility studies for the commercial and resort investor as well as private projects.
Even if you have found your own property and would like to hand over the management of the purchase procedure to an individual and neutral professional, we can assist with this in isolation, as well as part of our overall service.
By taking over isolated parts of the buying procedure, such as negotiations with vendors, vendor’s agents, solicitors, architects and other professional services we endeavour to act as your main point of contact providing cohesion and fluidity in your major investment.
This service forms part of the main buyer’s service or can be contracted on an individual basis.
Purchasing and Overseeing The Buying Process
In addition to the above, we undertake to represent our clients in assisting with the overseeing of the buying process, from general administration to monitoring the transaction throughout the lengthy and sometimes complicated buying process.
Having already been subcontracted by lawyers and estate agents in the past this service is of general value to anyone wishing to have independent and concentrated representation on specific tasks.
If you have found your own property and wish to have someone represent your interests and/or pursue due diligence on the feasibility of certain aspects; or if indeed you just wish to have a permanent point of contact in the Caribbean to oversee your own transactions at any particular stage, we can tailor make our agreements with you to look after your needs.
Due to the highly individual needs of our clients and the varied nature of our services, our fees are tailored on an individual basis. We ask that you pay a retainer at the start of our services with interim payments if necessary on a lengthy project, which are deducted from the final fee.
